In Ontario, a first-time homebuyer can qualify for the Land Transfer Tax Rebate of up to a maximum of $4,000.00 of the total land transfer tax. Residential purchases and refinances cannot be completed without proof of fire/home insurance when a mortgage is involved. Before closing, your fire/home insurance agent must provide your lawyer with a fire/home insurance binder letter. This binder letter should include the details of any mortgagees and show guaranteed replacement cost. The condominium corporation arranges insurance for the entire condominium complex for condominium transactions. It is still necessary for the individual unit owner to obtain insurance for their contents and public liability. The fire/home insurance should always become effective on closing.

A home inspection should be carried out before finalizing the Agreement of Purchase and Sale, usually at the buyer's expense. It involves a close examination of the house itself, considering issues such as the soundness of the home, its age, and any problems with electricity, heating and plumbing. Findings may include structural instability, water damage, infestations, the need for extensive repairs, and faulty or very old insulation or heating equipment. A qualified home inspector may be able to point out problems that should be dealt with before you take possession of the house or, better still, should be considered before finalizing the Agreement of Purchase and Sale.
